Affinity Place: a unique new landmark to transform North Sydney

A new destination in the heart of North Sydney on Cammeraygal Country, Australia, Affinity Place is set to become a unique workplace and retail space designed for business, community and people with purpose.

With DA approval from North Sydney Council, the landmark development is located at 110 Walker Street in Sydney’s northern central business district. Serviced by expanding transport connections, the 51-storey office tower will form a progressive, sustainably-led high-rise offering the greatest level of urban and tenant amenity and increased access to nature.

Hassell Principal and Board Director Liz Westgarth said Affinity Place is an opportunity to contribute to the transformation of North Sydney, delivering a design with a purposeful outcome for a vibrant, connected and attractive CBD.

We have challenged ourselves to consider the environmental and social impact of our building on the surrounding community. Success will not only mean creating an enduring building for the community and tenants, but a new destination for Sydney — a building that acts as a catalyst for enlivening, reaffirming, and defining North Sydney,” said Liz.

The concept for the building design focuses on a special’ base and top with a highly efficient, adaptable middle to suit a diversity of tenants into the future.

Our ambitious response embeds a strong sense of purpose with social and environmental thinking to make a positive difference to future generations. We’re ensuring sustainability and wellbeing is at the heart of what we’re delivering.”

— Liz Westgarth, Principal and Board Director

We have carefully embedded passive design measures to reduce energy demand. We’re reducing embodied carbon through efficient use of materials and improving occupants’ health and wellbeing through increased access to nature. We’re creating a place that has a measurable outcome — a place for people with purpose,” said Liz.

New city connections created at ground level will link Walker Street to the new Victoria Cross Metro, which is due to open in 2024. This connectivity will encourage interaction between the city and the Affinity Place building, as well as the public and the building’s occupants, setting up opportunities for social interaction and networking – underpinning the idea of a collaborative contemporary workplace.

The building will target 6-Star Green Star Office, 5.5-Star NABERS and WELL Platinum ratings and upon completion, it will boast approximately 59,000 sqm of commercial office and retail space and has the potential to house up to 5,500 office workers.
